Part of being an Arches tenant is making sure your property is in a good state of repair.

This means you have a responsibility to carry out certain repairs and maintenance on your property.

If you do not carry out this routine maintenance, your tenancy may be at risk.

Chargeable repairs
If you ask us to carry out works on your behalf that you're responsible for, you may be charged the costs of the works. Find out more about chargeable repairs here.

Drains, Gutters, Plumbing.

  • Any blockages or damage caused by there being things down the drains that shouldn’t be there, such as cooking fat or food. 

Advice

  • Use unblocking agent and a plunger.

Kitchen and Bathroom.

  • Any works that are due to damage by you, your family or friends, whether they be accidental or deliberate.
  • Any works to do with the showerhead, shower kit, toilet seat, or bathroom fittings,like towel rails, toilet roll holders, plugs and chains.


Advice

  • Visit a hardware store for a new fitting.
  • Make sure that extractor fans are kept clean and clear of dust.

Radiators.

  • Bleeding radiators ,you'll be able to tell if a radiator needs to be bled if the radiator is cold at the top and hot at the bottom.

Electricital.

  • Any works that are due to damage by you, your family or friends, whether they be accidental or deliberate.
  • Any works caused by your own appliances.
  • Any works caused by electrical work you've done yourself or by an electrician employeed by you. 
  • Any problems with your own telephone points and TV aerials.
  • Changing lightbulbs and batteries in smoke alarms and carbon monoxide alarms.


Advice

  • Unplug everything from the sockets and check the fuse board to make sure all switches are facing upwards.

Internal Doors. Windowsills .Walls and Floors.

Any works that are due to damage by you, your family or friends, whether they be accidental or deliberate.

Any problems with internal (inside) doors and locks on windows and external doors (for example the front and back door), not arising as a result of a criminal act that you have reported to the police.

Decorating. 

  • All decorating inside the home.


Advice

  • If your door has been damaged by criminal activity please call the police and take a note of your crime reference number before letting us know about it.

In your garden.

  • Any works that are due to damage by you, your family or friends, whether they be accidental or deliberate.
  • Any repairs to sheds.
  • Regular garden maintenance, including keeping garden areas free of waste and debris.
  • Any infestations of pests or animals.
  • Any problems with bins.
  • Bulk waste removal.


Advice

  • Visit your local hardware store.
  • Your local council’s Environmental Services department might be able to help you with infestations of pests or animals or any problems with bins.

End of tenancy clearance.

  • Properties should be left empty, including the loft space and outside areas. We will charge for the costs of removing and storing anything left in the property or garden as per your occupancy agreement conditions.



Vandalism.

  • If works are to rectify vandalism damage where an individual admits causing the damage or is prosecuted by the Courts.


 

Exceptions

  • We may make exceptions for our elderly, disabled and vulnerable customers at the discretion of a manager.
