Stock Condition Surveys

To help us maintain a safe, comfortable and well-maintained home, we carry out Stock Condition Surveys on our properties approximately every five years.

A Stock Condition Survey is an assessment of the condition of key elements within your home, such as kitchens, bathrooms, windows, doors, roofs, heating systems, and other building components both inside and outside of your property. During the survey, a qualified surveyor will inspect your home and record information about its current condition and expected lifespan.

Why are these surveys important?

The information collected helps us understand the overall condition of our properties and allows us to plan future investment and improvement programmes. By regularly reviewing the condition of our homes, we can:

•    Identify components that may need replacing in the future.
•    Prioritise planned maintenance and improvement works.
•    Ensure homes remain safe, decent, and fit for purpose.
•    Make best use of available funding and resources.
•    Reduce the likelihood of major repairs by addressing issues proactively.
•    Support our long-term asset management and investment planning.

What happens with this information?

The survey findings are combined with information from hundreds of homes across our housing stock. This data helps us develop future programmes for improvements such as:

•    Kitchen and bathroom replacements.
•    Heating system upgrades.
•    New windows and doors.
•    Roofing works.
•    Energy efficiency improvements.
•    External and communal area improvements.

The information gathered is used for planning purposes and does not automatically mean that work will be carried out immediately at your property. However, it helps us make informed decisions about where and when future investment is needed.

Gaining access to your home and what you can do to help with the survey

Firstly, don’t allow anyone in to your home without providing you with identification proving that they represent Arches Housing. We ask tenants

to provide access when a Stock Condition Survey is due and on the pre-arranged date organised by our Team.
The survey is non-intrusive, usually takes a short amount of time to complete, and allows us to gather the information needed to plan future improvements effectively.

Access to your home is essential for us to gather accurate information and plan future improvements. By working together, we can make sure our records are up to date and that future investment is directed where it is needed most.

You can help by:
•    Allowing our surveyor access to your home when an appointment is arranged.
•    Letting us know if the proposed appointment time is not convenient so that we can arrange an alternative.
•    Telling the surveyor about any issues or concerns you may have with your home.
•    Providing access to all rooms and areas of the property where it is safe to do so.
•    Keeping us informed if your contact details change so we can communicate with you about future surveys and planned works.
