How can I pay?

You can use one of the following ways to pay, whichever is easiest for you.

We recommend that all of our customers pay us by direct debit, as it's the easiest and simplest option and means you don't need to remember to pay your rent. For more information on direct debits or standing orders, please click here.

Click here to pay your rent online through the Arches Portal. If you don't have an account set up, please give us a call and we will set you up on the system.

Call 0114 228 8100 option 1 to pay your rent over the phone at any time.

Call the allpay payment line direct 24/7 on 03300416497 (calls charged at local rates) and you will need you 19 digit number on your rent payment card


What if I’m on Universal Credit?

If you receive Universal Credit, you will get one monthly payment for your household. This will cover various entitlements, including housing if you are eligible.

Whether Universal Credit covers all or part of your rent, you must pay the full rent to us directly.

We suggest setting up a direct debit payment to us for the day your Universal Credit payment arrives in your account. That way you don’t need to remember to pay or worry about how much you have left for other things.

What happens if you don't pay

As a housing association, we have a set of rules (called the Pre-Action Protocol for Possession Claims by Social Landlords) that we follow if you get into rent arrears.

We will:

  • contact you as soon as possible
  • support you with any issues you're having with benefits or Universal Credit
  • work with you to agree a repayment plan that you can afford

We will always try to resolve the problem with you before initiating any court action.

Unfortunately, if we can't reach a solution, we will have to go to court to end the tenancy.

We will send you a notice seeking possession, which will set out the grounds for possession (the legal reasons we have for ending the tenancy). You will usually get two weeks' notice of court action, except in certain cases of nuisance or antisocial behaviour.

Weekly rent payments

We charge rent every Monday. You can pay using any schedule you like, as long as you stay at least one week in advance.

Because we offer any-day lettings, you may find your first week's rent to be a little more than usual. This is because rents are charged on Mondays - so if you move in on a different day, you will need to pay the extra days on top of the first full week.

For example, if your rent is £70 a week and you move in on a Thursday, your first payment will be £110. This is because you are paying for the first full week (£70), plus the extra four days of your tenancy (£40).

Our rent promise

Rent and service charges are reviewed every year in April.

Our rents are set in line with the Government and regulatory policies & guidance on rent restructuring. When setting our rent and service charges we take consider the following:

  • Value of the property
  • Cost of similar properties available elsewhere
  • Local earnings
  • Number of bedrooms
  • Costs of repairing and maintaining our properties
  • Annual increases in the Consumer Price Index

The Consumer Price Index (CPI) is published each month by the UK Office for National Statistics. These are the main measures used in the UK to record changes in the the prices most people pay for the goods and services they buy.

We set our rent and service charges at an affordable level. This makes sure that we are able to carry out our responsibility to keep our homes at a good standard while also making sure that we can afford to carry on running as a viable business.

We will always give you at least 4 weeks written notice of any changes to your rent and service charges.
